Renovation reaches the threshold anyway

A homeowner plans a substantial renovation of an older home, and the improvement cost reaches the threshold that triggers full compliance — including elevating the structure. At that point the money is being spent to bring an old house up to standard rather than to build the house they wanted, and a rebuild frequently delivers more for the same figure.

There is a second reason rebuild frequently wins that owners discover late. An older Gulf coast house was designed for a different way of living, with smaller windows, closed-off rooms and no relationship to outdoor space. Renovating it to current expectations means changing most of what makes it that house.
