An addition counts toward the improvement cost

An addition to an existing home is improvement, and its cost may count toward the threshold that triggers full compliance. A homeowner adding a wing to an older house can inadvertently trigger a requirement to elevate the whole structure, which is not what anybody intended when they wanted another bedroom.

Community rules are the second constraint and they are frequently stricter than zoning. Many Gulf coast associations restrict detached structures, limit their size, or prohibit their use as separate accommodation entirely, and those restrictions are enforceable regardless of what the local authority permits.

Detached versus attached
